Assessment and preparation
Review visible damage, drainage, transitions and substrate conditions; remove failed material where the approved scope requires it.
Balcony and walking-deck specialists
Waterproofing systems and repairs for plywood and concrete balconies, decks and other elevated walking surfaces throughout Los Angeles and Orange County.
Experienced waterproofing since 1985
Leaking balconies, bubbling deck coatings, cracks and soft spots can point to problems beyond the visible finish. We check the plywood or concrete surface, slope, drains and scuppers, deck-to-wall flashing, door thresholds and railing penetrations to find where water is entering and what must be repaired.
A sound, compatible system may be prepared and recoated. When the waterproofing has failed, the agreed scope can include removal, damaged plywood replacement, framing repairs, new flashing and drain details, followed by a complete membrane and walking finish. We document concealed conditions exposed during removal and confirm additional work before proceeding. Finish texture and color are selected for the specified system.

From our project portfolio
This existing balcony was opened and reframed before the walking surface was rebuilt and finished with Life Specialty Coatings AL-Flex. The before-and-after photos show the supporting construction and completed waterproof surface.

Review visible damage, drainage, transitions and substrate conditions; remove failed material where the approved scope requires it.
Coordinate flashing, drains, scuppers, wall transitions, door areas and other vulnerable locations before the field membrane is completed.
Install the specified waterproofing system and compatible finish texture for the property's exposure and expected foot traffic.
Specified for the existing assembly
We do not force one product onto every deck. The appropriate system depends on the substrate, existing assembly, exposure, expected traffic and project requirements.
A reinforced walking-deck system used on compatible plywood balcony and deck assemblies when the existing conditions and approved scope support it.
Pedestrian traffic-coating systems considered for properly prepared concrete and other compatible deck assemblies.
ALX for compatible plywood decks and MACoat for compatible concrete surfaces. The specified assembly and finish are selected for the substrate, exposure and expected foot traffic.
Above-grade waterproofing systems for compatible wood and concrete deck substrates, selected according to site conditions and finish requirements.
Final product selection and specifications are confirmed after the property and existing deck assembly are evaluated.
Common applications
The final recommendation depends on site conditions, access, the existing assembly and what is uncovered during approved preparation or demolition.
Questions customers ask before starting
These answers explain the decisions that usually affect scope, scheduling and system selection. The final recommendation is based on the conditions at your property.
Ask about your projectRecoating may be suitable when the existing system is bonded, compatible and supported by a sound substrate. Active leaks, loose coatings, damaged wood or failed flashing need evaluation and repair before a new finish is applied.
The area, existing layers, access, substrate repairs, flashing details and selected system affect the scope and price. A site evaluation helps separate known work from conditions that can only be confirmed after approved removal.
Preparation, repairs, weather and the specified system's cure times determine the closure. We discuss access and the work sequence before installation; the surface must remain closed until it is ready for use.
Yes. Keep drainage clear, clean with approved methods and arrange inspections and recoating according to the installed manufacturer's care instructions and written warranty. Timely maintenance helps extend the system's service life.
