Can Residents Still Get Home During Walkway Waterproofing?

A shared walkway is also someone’s route home. Plan resident access, temporary closures, curing time and reopening before waterproofing begins.

An exterior walkway needs repairs, but it is also the route to front doors, stairs and parking. Can residents keep using it while waterproofing work is underway?

Sometimes a project can be divided into phases. However, continued access depends on the building layout, repair scope and coating system. A promise that everyone can simply walk through after the crew leaves is not enough.

For homeowners with shared access, HOA boards and property managers across Los Angeles, the San Fernando Valley and Orange County, early fall is a useful time to resolve these details before rain complicates outdoor work. Start with an access plan alongside the repair proposal.

Identify the trouble before setting the closure

Photograph peeling surfaces, open cracks, worn stair edges and stains beneath elevated walkways. Note exactly where each condition occurs and whether it changes after rain or cleaning. These observations help the contractor decide what needs closer evaluation.

A finish renewal and repairs that require opening the surface can involve very different sequences. Ask what is known now, what remains concealed and what findings could change the schedule.

If an area feels soft, visibly sags or has an unstable railing, stop using the affected area and arrange a qualified safety assessment. Waterproofing repairs do not establish structural capacity or replace any required statutory inspection or certification.

Map the route from each front door

Before choosing work dates, walk the property with the contractor and mark the proposed closure areas on a simple plan. Follow each affected resident’s route all the way to the outside.

A second staircase is only useful if residents can reach it without crossing the closed section. Include gates, shared landings, parking access and any route used by people with limited mobility.

Ask the project team to resolve emergency access and any necessary building or fire authority review before announcing closures. If a home has only one usable route, that needs an agreed solution before work starts. Do not assume residents can step over wet material or use an improvised bridge.

Our walkway and stair waterproofing service includes planning the work sequence around occupied-property access.

Separate crew hours from reopening time

Three different periods belong on the schedule: when crews are working, when an area is closed, and when it is released for use.

Preparation and repairs happen before the final coating is applied. The specified materials then need time to cure. That period may continue after the crew leaves, and weather or site conditions can affect it.

Ask the contractor to state the expected closure for each phase and who will confirm reopening. A surface that looks dry should not be treated as permission to cross it. Permission for light foot traffic may also come before permission to move heavy furniture or equipment.

Use the actual system’s instructions and the contractor’s release, rather than a drying time remembered from another property.

Give residents a notice they can act on

A useful notice answers practical questions instead of saying only “waterproofing next week.” Include:

  • The exact building, floor and section affected.
  • The planned closure start and expected reopening window.
  • The agreed walking route, with a clear map where helpful.
  • What residents must move, and by when.
  • Instructions for pets, visitors, deliveries and scheduled services.
  • A contact for access needs and a method for receiving schedule updates.

Invite residents to raise mobility or caregiving needs privately with management before the first closure. Confirm that people whose doors open directly onto the work area received the notice.

For a wider project, keep these notices with the proposal and location records described in our HOA waterproofing planning guide.

Plan what happens when the schedule changes

Ask how the team will respond if preparation exposes additional damage or weather interrupts application. Identify who can review photographs, approve a revised scope and notify residents.

A useful update names the affected section, explains the change and states when the next update will arrive. Avoid announcing a firm reopening time before the contractor can support it.

Coordinate landscaping, irrigation, movers and other trades as well. Newly applied work needs protection while it cures; a delivery or unrelated repair should not send traffic through a closed section.

Reopen with a clear handoff

Before barriers come down, have the contractor confirm that the section is ready for its intended use. Management can then notify residents and explain any remaining restrictions.

Keep completion photographs, the installed system name and written care instructions. Assign someone to receive reports of new damage so residents know whom to contact after the crews leave.

California Decking & Waterproofing evaluates walkway, stair and landing repairs for Southern California homes, HOAs and commercial properties. Request an Estimate with photographs, the property location and a description of the access routes. Include available plans or inspection reports so our estimating team can review the repair and scheduling needs together.
