Our family story · Since 1985

Started by a father. Carried forward by his son.

California Decking & Waterproofing has its roots in a family business started in 1985. After coming to the United States, Vesselin’s father opened the business and began a story that would span two generations. More than four decades later, that business remains in the family, with a continuing commitment to the properties and people we serve.

When Vesselin took over, he carried the business into its next chapter, growing California Decking & Waterproofing into an established waterproofing specialist serving Southern California, including Los Angeles and Orange County. Today, we work with homeowners, homeowners associations (HOAs), condominium communities, apartment owners, property managers and commercial property owners. From a single residential balcony to a coordinated repair program for an entire community, we approach each property with the same care and accountability.

Our services cover a broad range of residential, multifamily and commercial waterproofing needs: balconies and decks, rooftop decks, walkways and stairs, concrete and pool decks, under-tile assemblies, planters and below-grade structures. We handle new waterproofing installations, leak repairs, surface restoration and maintenance, as well as corrective repairs following SB 326 and SB 721 inspections. Each project starts with understanding the existing conditions so we can recommend a system and repair scope suited to the property, its use and the people who depend on it.

We bring that responsibility to every project: understanding what is causing the problem, recommending the right work and paying attention to the preparation and details beneath the finished surface. We believe a lasting business is built the same way as a lasting waterproofing system—with a strong foundation, careful work and no shortcuts. That is the standard we carry forward from one generation to the next.

California Decking & Waterproofing operates as a DBA of Varna Flooring & Covering, Inc. Licensed, bonded and insured · CSLB #993188.

Residential & commercial

Waterproofing for the whole property

Deck and balcony waterproofing is central to our work, including repairs to plywood and concrete assemblies. Our services also cover walkways and stairs, rooftop decks, concrete and pool deck surfaces, planters, and under-tile and below-grade waterproofing.

We work with systems from manufacturers including Life Specialty Coatings, Tremco, Westcoat, Multicoat and CIM, selected for the conditions of each project. For HOAs and apartment communities, we also help turn existing SB 326 and SB 721 inspection findings into an organized repair scope.

What you can expect from our team

Clear recommendations

We explain the condition of the existing surface, the proposed work and the limits of the repair. If opening the deck reveals additional damage, we document it and discuss the next step with you.

Systems suited to the property

A plywood balcony, concrete walkway and below-grade wall need different approaches. We consider the substrate, exposure and use before recommending a waterproofing system and finish.

Planning around the people who use it

Waterproofing often takes place at occupied properties. Our team coordinates access, work areas and project stages with owners and managers so they can prepare residents and plan around the work.
