A new sliding door meets an existing waterproof deck at a critical connection. Plan the flashing, finished height and trade responsibilities before either crew closes up the work.

You are replacing an old sliding door and planning to refresh the balcony coating. Which job should happen first?

The useful first step is to have the door installer and waterproofing contractor agree on the connection between their work. The door threshold, concealed flashing and deck membrane need a coordinated detail. Separate installation dates without that agreement can leave an important part of the repair unresolved.

For homeowners, HOAs and property managers across Los Angeles, the San Fernando Valley and Orange County, fall is a sensible time to settle this before opening an exterior doorway. Include weather protection in the plan from the beginning.

Understand what sits below the door

The threshold is the bottom part of the doorway you step across. A sill pan, sometimes called a door pan, is flashing beneath the door intended to collect and direct incidental water outward. Its shape, material and connections depend on the door and surrounding construction.

The visible line of sealant outside the frame is only one detail. The team also needs to understand how the opening connects to the wall’s water protection and the deck waterproofing. A neat bead along the bottom does not establish that those concealed connections are sound.

Our guide to flashing and waterproofing repairs explains why these transitions deserve attention alongside the open deck surface.

Share warning signs before ordering the work

Tell both contractors about water at the inside corners of the doorway, recurring stains below the threshold, peeling finishes or earlier patching around the frame. Include photographs taken before cleanup or cosmetic repairs.

Record whether the problem appears during rain, irrigation or cleaning. A stain near a door does not, by itself, establish whether the source is the door, wall or deck. Replacing the door alone should not be treated as a confirmed leak solution without evaluating those possibilities.

If the adjacent deck feels soft or visibly sags, keep people off the affected area and arrange a qualified safety assessment. Waterproofing repairs do not establish structural capacity or replace any required statutory inspection or certification.

Check the finished height before choosing the threshold

Ask the team to review the proposed door sill alongside the planned deck surface. Include any tile, slope correction or other work that changes the finished height.

Choosing a low threshold first and asking the waterproofing contractor to make everything fit later can restrict the available detail. The professionals responsible for the project should resolve drainage, door operation, clearances and applicable access requirements together. There is no single threshold dimension that this article can prescribe for every property.

Identify the exact door model and obtain its installation instructions. Keep designed drainage openings clear; do not let a cosmetic sealant repair close them. Have the installer explain which openings belong to the door’s drainage system.

Agree on responsibilities while the connection is accessible

Before work starts, ask for a written sequence that identifies:

  • Who removes and reinstalls or replaces the door.
  • Who prepares the opening and installs the specified pan and flashing.
  • Who connects the deck membrane to the threshold and wall details.
  • Who repairs disturbed stucco, trim and interior finishes.
  • Who provides temporary weather protection and secures the opening.

The exact order depends on the selected assembly. The important point is to review concealed connections before later work makes them inaccessible. Ask for photographs at those stages and identify any specified checks or testing before finishes cover the work.

For an HOA, confirm the approval contact and responsibility for the door and adjoining exterior work before booking crews. Do not assume the resident’s door contract includes the association’s waterproofing scope.

Leave room for findings after removal

An existing frame can hide conditions that are difficult to assess beforehand. Ask how exposed damage will be documented, who reviews it and how additional work will be approved.

If deterioration involves supporting construction, the repair may need input from the appropriate design professional. A replacement door and fresh deck coating cannot substitute for evaluating that damage.

California Decking & Waterproofing’s balcony and deck waterproofing service includes reviewing thresholds, flashing and substrate conditions as part of the agreed repair scope.

Protect the finished work and keep the record

Coordinate delivery routes, tools and work platforms so later door or finish work does not damage newly applied waterproofing. Follow the installed system’s protection and curing instructions before returning the area to use.

Keep the door model, installation details, photographs of concealed work and written care instructions together. If a symptom returns, that record gives the next professional a clearer starting point.
